FISK RESIDENTS

FISK Residents is the name of the residential complex of three buildings situated in the most advantageous Kalamaja district notable for its integration into the local environment rich in architectural values of 1950s combined with the latest high-end design.

FISK Residents makes up a harmonious whole of the up-to-date constructional and technological solutions in combination with green and quality life-style.

THE GALLERY BUILDING | FISK RESIDENTS

The centre of FISK Residents is a modern terraced house – the L-shaped Gallery Building – together with the Loft House it forms the spacious private courtyard. Completion in autumn 2015


The Gallery Building has 14 spacious residential boxes of different sizes, and most of them feature a cosy balcony and/or a terrace.

Most of the boxes provide a possibility to install a fireplace, and many have got saunas.

GREENERY

The heart of FISK Residents is the enclosed courtyard – which is 62000 sq. m big – with beautiful lawns, trees and bushes where you can enjoy the fresh air and the sunshine, secluding yourself from the city noise and still staying on one of the main routes in the city.

The inner yard and surroundings boast a wide variety of plants. In addition, a landscape architect will take care of approx. ~430 nursery trees and bushes, and different species of oaks will be planted in front of each residential box so that every tenant could easily spot his own dwelling.

COMFORT

The pathways and terraces will be lined with lighting posts, lamps will be installed inside the greenery and on the house walls. You can switch on/off the outdoor lights when you wish. Abundance of greenery will show off in the background of the colourful tiled pathways, lined with the benches.
The inner court is separated from the house with the gate. In the centre of the enclosed garden there is a playground with a swing and a sand-box – the parents may let the kids and pets play around freely and not to be worried about them.

HOMELINESS

FISK Residents is situated within a few minutes reach from the downtown. There is easy and comfy communication, the superb location of FISK Residents allows you to enjoy walks, bike-riding, use a car or take fast and reliable public transport. The tram, trolley-bus and bus stops are nearby, and the main rail station Balti Jaam is just a stone’s throw away.

A lockable bike shed is planned for keeping bikes. Apart from the shed, the courtyard will get the opportunity to recharge electric cars.
The inner yard will be kept free of cars since the parking is planned in the back area of the yard. The parking has space for 41 cars.

ARCHITECTURE

EXTERIOR ARCHITECTURE

FISK Residents will be renovated with the aim of preserving as many original elements as possible. Instead of complete redevelopment, the estate will maintain the former extent of development in order to retain the spacious courtyard and a comfortable living environment. The reconstruction of the old-fashioned buildings will be done using the latest construction solutions and technologies.

The whole residential complex is going to be connected with Tallinna Küte heating network and gain the state-of-the-art heating system with the automated heating unit. Individual heating and ventilation control with heating load calculation is meant for every apartment. The apartments which get the finishing are equipped with the automated ventilation system with heat recovery.

Water supply and sewerage are connected to Tallinna Vesi. Modern communication, very-high-bit-rate data transfer and digital TV are provided by Elion.

The exterior facade of the Loft House will be revitalised according to the original project from the year of 1952, which was never realised. The facades of the Gallery Building and the Residence will be decorated with natural slate and bricks.
Heat-proofing of the facades will be done to conform to all modern requirements. Fireproof exterior doors will be installed in all buildings.

Staircase landings of the residential house will be covered in mosaic tiles with colourful patterns, and the historic stairs from lime-stone will be renovated; the stair railing will be painted in a harmonious colour.

Entry halls of some terraced house boxes are done as 2-storey atriums with natural daylight coming through the roof-top windows. In addition, the bedrooms of II floor also feature the big roof-top windows.

One wing of the terraced house has sheltered balconies open to the courtyard. Most of the terraced house boxes boast one or two terraces. The terraces are also planned on the courtyard side of I floor terraced house apartments.

THE ARCHITECT

The reconstruction project has been made by Guru Projekt. The architect Ivo Rebane dealt with planning and design in Põhja-Tallinn district for many years.

In cooperation of this architect and a developer a renovation of a historic mansion on Poska 53 was done, which in 2013 got a special award of the Culture Heritage Department as the best restored cultural heritage site.

FINISHING PACKAGE

Flooring in living rooms is made from blocked parquet from the natural ash-tee, oiled to get a superb looks and special durability. The parquet flooring in the large II floor apartments of the Loft House will be made in a fish tail pattern. Flooring in the rooms with big loading (hall, kitchen, utility rooms, etc.) will be done from tiles made by the major manufacturer of ceramics in the world RAK Ceramics. The exclusive apartments situated in two towers of the Loft House will be decorated with special glitzy black floor tile.

The inner walls will be cleaned, and, where possible, the historic brick wall will be revealed – at least one such wall is to be left in each apartment for the contrast with walls and high ceilings painted in the light tones.

Tailor-made high inner doors and huge windows with square window sashes will add to abundance of space peculiar for the loft-type apartments. The old-fashioned semi-vaulted windows of the Loft House towers will provide the unrivalled panoramic view.

SAN. ROOMS

Finishing and interior of the sanitary rooms are included into the finishing package.

For bathroom finishing you may choose from 4 different ceramic tiles solutions prepared by the architect. Each package contains two types of RAK Ceramics tiles, of which one is meant for finishing of the whole bathroom and the other – for finishing of the contrasting wall. The floor is finished with tiles harmonious with every package.

The bathrooms are equipped with a combination faucet and shower set Schönberg, toilet rooms feature toilet bowls manufactured by RAK Ceramics and sinks with cupboards and mirrors. Every apartment has got a shower cabinet, some flats have the in-built sauna with electrical stove.

There are buried ceiling lights in the sanitary rooms.

Apartments with finishing are equipped with automated ventilation systems with heat recovery.

THE SALE IS ARRANGED IN THREE STAGES:
* A Client who has chosen an apartment has to sign a reservation agreement and pay 5% of the seller’s price.
* Next a Client will enter a binding notarial contract in accordance with the Law of Obligations Act on a pre-condition that a Client has paid a prepayment in the amount of 20% of the apartment’s price.
* Once the construction is completed, a Client has to enter a binding notarial contract in accordance with the Law of Obligations Act, and a Client must pay the remaining 80% of the apartment’s price. After that the ownership of the apartment is transferred to a Client.
PRICE OF CONTRACT INCLUDES:

* Readiness of the apartment and the building according to the project and a chosen package of finishing.
* Payment for construction of utility networks (electricity, water supply, heating and sewerage) and connecting to them.

PRICE OF CONTRACT DOES NOT INCLUDE:

* Notary’s fee and state fee in regard with entering into the contract.
* Fees of connection to the telephone line, data transmission, cable TV and security alarm.
